Real Estate on Route de Casablanca Marrakech: Stable Prices, Active Market

Route de Casablanca occupies a middle position in the Marrakech property market: stable asking prices, a significant volume of listings, and pricing clearly below Guéliz and Hivernage, yet above M'Hamid.

October 19, 2026 · Updated on October 19, 2026

Route de Casablanca stretches northwest of Marrakech, along the axis connecting the city to the motorway. The neighbourhood was long seen as a transit zone, but it now concentrates a stock of property listings comparable to that of more established areas. This article brings together the indicators from the latest data collection to help an overseas buyer place this area within the broader Marrakech market.

How to Read the Figures in This Article

Two concepts appear throughout all the comparisons below.

Price per square metre. This is the asking price of a property divided by its floor area. An apartment of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.

The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more robust than the average when atypical properties are present — such as an exceptionally expensive villa that would pull the average upward without reflecting what a buyer typically encounters.

All prices quoted are asking prices set by sellers, never transaction prices. A listing that disappears is not necessarily a sale: the seller may have withdrawn the property, relisted it elsewhere, or abandoned the project.

Several observations emerge from this comparison.

On prices. Hivernage and Guéliz show asking prices per sqm significantly higher than Route de Casablanca. At the other end, M'Hamid sits clearly below. Route de Casablanca, Palmeraie and Semlalia fall within a broadly similar range: no reliable ranking between these three neighbourhoods is possible on this criterion alone.

On trends. Guéliz, M'Hamid and Palmeraie have recorded a clear rise in asking prices over the tracked period. Hivernage shows a moderate increase. Route de Casablanca and Semlalia remain stable. A buyer comparing these markets should bear in mind that the stability of Route de Casablanca comes in a context where several neighbouring areas are moving upward.

On volumes. Guéliz concentrates significantly more listings than Route de Casablanca, which itself clearly exceeds Hivernage, Palmeraie and Semlalia. The volume on Route de Casablanca is in the same order as that of M'Hamid. A deeper market generally offers more choice and more reference points when negotiating.

On floor areas. Properties for sale in Hivernage, Palmeraie and Semlalia are significantly larger than those on Route de Casablanca. Properties on Route de Casablanca are themselves significantly larger than those in M'Hamid. The median floor area on Route de Casablanca is in the same order as that of Guéliz.

Listing Duration

The median listing duration measures how long a listing remains visible online. A short duration indicates that properties are taken off the market quickly — whether sold or withdrawn. A longer duration generally leaves more room to negotiate.

Route de Casablanca shows a median listing duration clearly longer than all other tracked neighbourhoods: Guéliz, Hivernage, M'Hamid, Palmeraie and Semlalia all show shorter durations. This signal should be interpreted with caution: it may reflect asking prices that are high relative to buyer expectations, a less liquid property profile, or simply sellers who are in no hurry.

The Rental Market on Route de Casablanca

For buyers considering letting the property, the neighbourhood's rental market provides a rough benchmark. At the latest data collection, the median monthly asking rent stands at 89 MAD per sqm.

The asking rental price is −4.3% since March 2026 over the tracked period.

To estimate a gross yield, annual rental income is divided by the purchase price. For a hypothetical 100 sqm apartment: if the monthly rent per sqm is X MAD, the annual rent is 1,200 × X MAD. Divided by the total purchase price, this ratio gives the gross yield. This calculation excludes service charges, taxes, maintenance costs and vacancy periods, all of which reduce the actual return. It serves as a rough guide, not a projection.

For an Overseas Buyer

Several points deserve attention for a buyer based abroad.

Access to the neighbourhood. Route de Casablanca has a direct connection to the A7 motorway towards Casablanca and to Marrakech-Ménara Airport, located a few kilometres away. For a buyer making regular return trips, this proximity may factor into the decision.

The entry budget. The median asking price per property is 1,198,000 MAD for a median floor area of 74 sqm. This is a rough benchmark: half of listings sit above this figure, the other half below. A smaller or less well-located property within the neighbourhood may come in well below this value.

Negotiation. The listing duration, which is clearly longer than in the other tracked neighbourhoods, suggests that sellers are not under immediate pressure. This may open room for negotiation, but nothing in these figures allows it to be quantified.

Remote procedures. Buying property in Morocco from abroad involves specific administrative steps — opening a convertible dirham account, repatriating funds, notarised power of attorney if the buyer cannot travel. These matters are for a notary or legal adviser, not for this article.

What These Figures Do Not Settle

Three limitations apply before drawing any purchasing conclusion.

The data covers listings, not transactions. The price a seller advertises and the price at which they sign are two different things. The negotiation gap does not appear anywhere in these indicators.

The neighbourhood is not uniform. Route de Casablanca covers several pockets whose characteristics — building quality, proximity to main roads, access to shops — vary. A specific property may differ considerably from the neighbourhood median.

The volume of rental listings can fluctuate. If the number of rental listings falls below the reliability threshold in a given month, the rental indicator is not displayed. In that case, a gross yield cannot be estimated from the current month's data.
