Property prices in Tangier: a neighbourhood-by-neighbourhood overview
Two Tangier neighbourhoods have reliable data: Centre Ville and Malabata. Their price levels differ on several key points; their gross rental yields are in the same range.
Tangier accounts for a significant share of property searches among Moroccans living abroad. This article presents the available data for the two neighbourhoods with a sufficient volume of listings: Centre Ville and Malabata. The figures are updated every month; the tokens below automatically display the values from the latest snapshot.
How to read the figures in this article
Two concepts appear throughout every section below.
Price per square metre. This is calculated by dividing the listed price of an apartment by its floor area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more robust than the average when atypical properties are priced far outside the rest of the market.
Centre Ville: listing volume and price level
At the latest snapshot, September 2026, Centre Ville is the best-represented neighbourhood in our data, with 137 sale listings retained. That is significantly more than Malabata over the same period.
The median asking price per sqm stands at 15,000 MAD. A median apartment has a floor area of 108 sqm and is listed at 1,800,000 MAD. Listings range from 11,364 MAD per sqm for the cheapest quarter to 21,277 MAD for the most expensive quarter, illustrating the typical spread found in a central neighbourhood.
Change over the tracked period: −4.5% since March 2026.
| Month | Median price, in MAD/m² |
|---|---|
| March 2026 | 15,714 |
| April 2026 | 15,470 |
| May 2026 | 15,663 |
| June 2026 | 15,500 |
| July 2026 | 16,036 |
| August 2026 | 15,942 |
| September 2026 | 15,000 |
The median listing duration — the length of time a listing remains visible online before disappearing — is 0 days in Centre Ville.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 23 |
| April 2026 | 20 |
| May 2026 | 8 |
| June 2026 | 14 |
| July 2026 | 82 |
| August 2026 | 0 |
| September 2026 | 0 |
One clarification is necessary: a listing that disappears is not necessarily a completed sale. The seller may have withdrawn it, reposted it under a different title, or simply abandoned it. This indicator tracks market attention, not signed deeds.
Malabata: higher price level, upward trajectory
Malabata shows a significantly higher asking price per sqm than Centre Ville. At the latest snapshot, the median stands at 21,288 MAD per sqm, for a median property of 110 sqm listed at 2,400,000 MAD. The median floor areas of the two neighbourhoods are in the same range: no ranking between them is possible on this criterion.
Change over the tracked period: +35.5% since March 2026.
| Month | Median price, in MAD/m² |
|---|---|
| March 2026 | 15,714 |
| April 2026 | 18,009 |
| May 2026 | 21,601 |
| June 2026 | 20,662 |
| July 2026 | 24,138 |
| August 2026 | 17,000 |
| September 2026 | 21,288 |
The number of listings retained in Malabata is 82, significantly lower than in Centre Ville. A smaller volume makes the median more sensitive to month-to-month variations: the Malabata figures should be read with this caveat in mind.
The median listing duration in Malabata is 0 days.

The rental market and gross rental yield
Rental data make it possible to estimate a gross rental yield for both neighbourhoods. Before getting into the figures, a reminder of what this concept means.
Gross yield relates annual rental income to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, giving a gross yield of 6%. This calculation ignores taxation, service charges, maintenance costs and void periods, all of which reduce the actual return. It provides an order of magnitude, not a guaranteed gain.
Centre Ville — rentals. The median asking rent per sqm stands at 82 MAD per month, based on 239 listings retained (September 2026). Change over the tracked period: −7.9% since March 2026.

| June 2026 | 81 |

| August 2026 | 85 |
| September 2026 | 82 |
Malabata — rentals. The median asking rent per sqm is 111 MAD per month, based on 122 listings retained (September 2026). This level is significantly higher than in Centre Ville. Change over the tracked period: −5.1% since March 2026.

Gross rental yield. When the median rent in each neighbourhood is set against its median sale price, it gives an order of magnitude for the potential gross yield. Current data indicate that this ratio is in the same range for both Centre Ville and Malabata: no ranking between the two neighbourhoods is possible on this criterion.
For a buyer living abroad
Several points deserve attention before starting a purchase process in Tangier.
Centre Ville offers a significantly larger volume of listings, which makes it easier to compare properties and generally provides more room to negotiate. The asking price per sqm is significantly lower there than in Malabata.
Malabata shows a significantly higher asking price per sqm, with a clearly upward trajectory over the tracked window. The volume of listings is lower, which may make the search take longer.
On the rental side, both neighbourhoods show a gross yield in the same range. The choice between the two therefore cannot be made on this criterion alone.
These figures relate to asking prices. Negotiation, acquisition costs, taxation applicable to non-residents and financing conditions are all variables that this article does not cover. Legal and tax advice remains essential before any decision is made.
What these figures do not resolve
Three limitations apply before using this data in a purchase decision.
Asking prices, not transaction prices. The medians presented here reflect what sellers hope to obtain. The gap between the listed price and the price ultimately agreed — the negotiation — does not appear anywhere in these figures.
Neighbourhoods that are not homogeneous. "Centre Ville" and "Malabata" each cover several pockets where prices can differ noticeably from the median. A specific property may therefore fall well outside the values cited here.
Variable listing volumes. Malabata has a significantly lower number of listings than Centre Ville. A median calculated on a small volume is more sensitive to month-to-month variations and should be interpreted with caution.
