Property prices in Souissi, Rabat
Souissi shows a high asking price per sqm, large properties for sale and a short listing duration. An overview of the available data, with a comparison to Hay Riad and Agdal.
Souissi is one of the residential neighbourhoods in Rabat for which Dar Invest collects sale and rental listings. The volume of listings is more limited than in Hay Riad or Agdal, but sufficient to calculate reliable indicators each month. This article presents these indicators and places them in the context of the three neighbourhoods tracked in Rabat.
How to read the figures in this article
Two concepts appear throughout all the sections below.
Price per square metre. The asking price of an apartment is divided by its floor area. A hypothetical apartment of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per square metre. This unit makes it possible to compare a studio and a large apartment using the same measure, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It differs from the average, which a single overpriced villa would be enough to pull upward. In a market where properties vary widely, the median better describes what a buyer actually encounters.

Comparison with Hay Riad and Agdal
Three Rabat neighbourhoods have reliable data on Dar Invest: Souissi, Hay Riad and Agdal. Placing them side by side helps situate Souissi within the Rabat market.
Price per sqm. Souissi and Hay Riad show an asking price per sqm of a similar order: no reliable ranking between them is possible. Both sit clearly above Agdal, whose asking price per sqm has been stable over the tracked window.
Property size. Properties for sale in Souissi are noticeably larger than those in Agdal. Souissi and Hay Riad show a median floor area of a similar order.
Listing volume. Hay Riad and Agdal each concentrate noticeably more sale listings than Souissi. Between Hay Riad and Agdal, volume is of a similar order.
Listing duration. This is the indicator where Souissi stands out most clearly. The median listing duration is noticeably shorter in Souissi than in Hay Riad, and noticeably shorter than in Agdal. Hay Riad itself shows a noticeably shorter duration than Agdal.
A short duration signals that listings disappear quickly from platforms. This may indicate sustained demand, but also listings being withdrawn without a transaction. A listing that disappears is not necessarily a sale: the seller may have withdrawn it, republished it elsewhere or abandoned it.

Gross rental yield
Gross rental yield relates annual rental income to the purchase price. A hypothetical apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. The word "gross" matters: this calculation ignores taxation, service charges, maintenance costs and void periods, all of which reduce the actual return.
The available data allow a gross yield estimate to be made for all three neighbourhoods. Souissi and Hay Riad show a gross rental yield of a similar order, with no reliable ranking between them. Souissi and Agdal are likewise of a similar order. Agdal, however, shows a noticeably higher gross rental yield than Hay Riad.
These orders of magnitude are obtained by relating the median rent to the median sale price in each neighbourhood. They do not constitute a financial projection: the actual conditions of a buy-to-let investment depend on many factors that listings do not capture.
For an MRE buyer
Several points deserve attention for a buyer living abroad who is prospecting remotely.
The low volume of listings in Souissi means the market is less liquid than in Hay Riad or Agdal. Opportunities arise less frequently, and available properties may disappear quickly from platforms, as the short listing duration suggests.
Properties for sale in Souissi are large. The median entry price is therefore high in absolute terms, even if the price per sqm is comparable to Hay Riad. A buyer with a limited budget will find more choice in Agdal, where properties are smaller and the price per sqm is noticeably lower.
Asking prices are prices set by sellers, not transaction prices. Negotiation does not appear anywhere in this data. The short listing duration in Souissi may indicate less room for negotiation, but nothing in the data allows this to be confirmed.
Finally, purchasing property in Morocco from abroad involves specific administrative and tax procedures. It is advisable to consult a notary and, where appropriate, a tax adviser before making a commitment.
What these figures do not resolve
Three limitations apply before drawing a purchase decision from this data.
Prices are asking prices, not transaction prices. The medians presented here reflect what sellers hope to obtain. The gap between listed price and signed price — negotiation — does not appear in any of the figures in this article.
Listing volume in Souissi is limited. With fewer listings than Hay Riad or Agdal, the median may be more sensitive to the entry or exit of a small number of atypical properties. The quartile ranges give an indication of this spread.
The neighbourhood is not homogeneous. Souissi covers several pockets where prices can differ noticeably from the median. A specific property may therefore fall well outside the values cited here. These indicators describe a set of listings, not any particular property.
