Property prices in Salé: a neighbourhood-by-neighbourhood breakdown
Three neighbourhoods in Salé have reliable asking price data. Their levels and trajectories differ: here is what the listings show.
Salé has a varied property market spread across neighbourhoods that do not all behave the same way. Dar Invest tracks public apartment listings in three of them: Sala el Jadida, Said Hajji and Tabriquet. This article presents the figures from the most recent recorded month and how they have evolved over the tracked window.
How to read the figures in this article
Two concepts appear in every section.
Price per square metre. This is the listed price of an apartment divided by its floor area. A hypothetical apartment of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more resistant than the average to atypical properties that pull figures up or down. In a heterogeneous market, it better describes what a buyer actually encounters.
All prices quoted are asking prices set by sellers, never transaction prices. A listing that disappears is not necessarily a sale: the seller may have withdrawn it, reposted it elsewhere or simply abandoned it.
Sala el Jadida: the most closely tracked neighbourhood
Sala el Jadida has significantly more sale listings than the other two tracked neighbourhoods. The data here is therefore the most robust.
At the most recent reading, September 2026, the median asking price per sqm stands at 10,446 MAD. The median property has a floor area of 87 sqm and an asking price of 1,015,000 MAD.
Change over the tracked period: −9.5% since March 2026.

| July 2026 | 11,220 |
| August 2026 | 10,328 |
| September 2026 | 10,446 |
The median listing duration — the length of time a listing remains visible online — is 13 days. A long duration generally signals that properties are taking longer to find a buyer, which leaves more room to negotiate; a short duration signals the opposite.

Said Hajji
Said Hajji shows an asking price per sqm that is noticeably lower than Sala el Jadida. The volume of listings is considerably smaller, which makes the medians less stable from one month to the next.

For an overseas buyer
Several points deserve attention before starting a purchase process in Salé.
The best-documented market is Sala el Jadida. This is where the volume of listings is highest and where the medians are most stable. Said Hajji and Tabriquet have fewer listings, which makes the figures more sensitive to month-to-month variation.
Listing duration gives a signal about how fluid the local market is. A short duration in Said Hajji indicates that listings stay online for less time, which generally leaves less time to compare options and negotiate. In Sala el Jadida and Tabriquet, the longer duration generally offers more room to manoeuvre.
Median floor areas are in the same range across all three neighbourhoods: the budget difference between Sala el Jadida and Said Hajji therefore mainly reflects the gap in price per sqm, not a difference in property size.
Finally, rental data is only available for Sala el Jadida. For the other two neighbourhoods, it is not possible to calculate a gross rental yield from the current data.
What these figures do not resolve
Three limitations apply before drawing a purchase decision from this data.
Prices are asking prices, not transaction prices. The gap between the listed price and the price ultimately paid — the negotiation — does not appear anywhere in these figures. The medians describe what sellers hope to obtain.
Listing volumes vary. Said Hajji and Tabriquet show a considerably lower volume than Sala el Jadida. In these thinner markets, a handful of atypical properties can shift the median significantly from one month to the next.
A neighbourhood is not homogeneous. Each neighbourhood covers several streets and buildings whose prices can differ markedly from the median. A specific property may therefore fall well outside the figures quoted here, depending on its floor level, condition or aspect.
