Property Prices in Oulfa, Casablanca
Oulfa posts an asking price per sqm well below Casablanca's central neighbourhoods, with one of the highest listing volumes among the areas tracked by Dar Invest. A closer look at the available data.
Oulfa is one of the Casablanca neighbourhoods for which Dar Invest has a sufficient volume of listings to calculate reliable indicators each month. This article presents the figures from the latest snapshot and places them in the context of the other tracked neighbourhoods.
How to read the figures in this article
Two concepts appear throughout every section below.
The price per square metre. The listed price of an apartment is divided by its floor area. A property of 100 sqm offered at 1,000,000 MAD works out to 10,000 MAD per square metre. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are asking above it, the other half below. It differs from the average, which a single overpriced property would be enough to pull upward. In a heterogeneous market, the median better describes what a buyer actually encounters.

A median apartment in Oulfa has a floor area of 60 sqm and an asking price of 550,000 MAD.

Listing duration
The median listing duration measures how long a listing remains visible online before it disappears. A short duration signals properties that leave the platforms quickly. A long duration indicates the opposite and generally leaves more room to negotiate.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 8 |
| April 2026 | 5 |
| May 2026 | 6 |
| June 2026 | 9 |
| July 2026 | 11 |

| September 2026 | 14 |
| October 2026 | 92 |
One clarification is necessary: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned the process without ever closing a deal. This indicator tracks market attention, not signed deeds.
Oulfa in the Casablanca context
The neighbourhoods tracked by Dar Invest in Casablanca show very different asking price levels. Oulfa stands out with a price per square metre well below that of Maarif, Quartier des Hôpitaux, Racine, Les Princesses and Bourgogne.
Properties for sale in Oulfa are also considerably smaller than in each of those five neighbourhoods. Comparing prices per square metre neutralises this size difference; comparing total budgets amounts to pitting properties that few buyers would consider at the same time against one another.
In terms of listing volume, Oulfa and Maarif are in the same order of magnitude. Oulfa concentrates significantly more listings than Quartier des Hôpitaux, Racine, Les Princesses and Bourgogne.
The table below brings together the key indicators for each neighbourhood at the latest snapshot.

A word on gross rental yield, a notion often cited in investment discussions. It relates annual rent to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. This calculation ignores charges, taxation, works and void periods, all of which reduce the actual return. Oulfa's data make it possible to estimate this order of magnitude by relating the median rent per sqm to the median sale price per sqm; this ratio remains indicative and should not be treated as a profitability projection.
For an MRE buyer
Oulfa is among the neighbourhoods tracked by Dar Invest where listing volume is among the highest, which makes it easier to compare properties on a consistent statistical basis. The asking price per sqm is well below that of the city's central or upmarket neighbourhoods, and the median floor area of listed properties is smaller.
For a buyer residing abroad, a few practical points deserve attention. The prices cited in this article are asking prices set by sellers: negotiation, which does not appear anywhere in the data, can materially alter the final price. Listing duration gives an indication of market pressure, but says nothing about the administrative timelines involved in a transaction. It is advisable to consult a notary and, where relevant, a tax adviser for matters specific to the situation of MRE buyers.
What these figures do not resolve
Three limitations should be kept in mind before drawing a purchase decision from this data.
Prices are asking prices, not transaction prices. Listings reflect what sellers hope to obtain. The gap between the listed price and the signed price does not appear in these figures.
The median conceals internal dispersion. Oulfa is not homogeneous: a specific property can differ considerably from the median depending on its floor, condition or precise location within the neighbourhood. The P25 and P75 quartiles give a first indication of this dispersion.
Listing volume varies. A month with few listings produces a less stable median. Dar Invest only publishes an indicator if the monthly volume exceeds its reliability threshold; if a cell disappears from one month to the next, it means that threshold was not reached.
