Property Prices in Oasis, Casablanca
Oasis posts one of the highest asking prices per sqm among the districts compared, on a par with Racine and well above most other tracked neighbourhoods, while its median listing duration is markedly shorter than in neighbouring areas. A review of the latest month's data.
Oasis is a residential neighbourhood in Casablanca whose sales market stands out for its high asking price level and limited listing volume. Both characteristics, visible in the latest month's data, are worth stating clearly before moving on to comparisons.
How to read the figures in this article
Two concepts underpin the entire analysis below.
Price per square metre. The listed price of an apartment is divided by its floor area. A property of 100 sqm offered at 1,000,000 MAD works out to 10,000 MAD per square metre. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half the properties are offered above it, the other half below. A single overpriced villa is enough to pull an average upward; the median resists that effect. In a heterogeneous market like Casablanca, it better describes what a buyer actually encounters.

Oasis in the Casablanca landscape
The latest month's data allow Oasis to be positioned relative to several Casablanca neighbourhoods for which Dar Invest holds a sufficient volume of listings.
Price level. The asking price per sqm in Oasis is markedly higher than in Maarif, Oulfa, Quartier des Hôpitaux, Les Princesses and Bourgogne. Racine sits in the same order of magnitude as Oasis: no ranking between these two neighbourhoods can be established from the current data.
For reference, Racine and Les Princesses show prices of a similar order to each other, and both are well above Maarif, Quartier des Hôpitaux and Bourgogne. Maarif and Quartier des Hôpitaux are in the same range, as are Maarif and Bourgogne. Oulfa shows the lowest price level among the districts compared.
| Neighbourhood | Asking price per sqm | Change tracked |
|---|---|---|
| Oasis | 20,815 MAD | +2.8% since March 2026 |
| Maarif | 14,973 MAD | −5.5% since March 2026 |

Trends. Over the tracked window, Oasis shows a moderate increase in asking price per sqm. Maarif and Oulfa are in clear decline. Quartier des Hôpitaux and Les Princesses are in moderate decline. Racine is in moderate increase. Bourgogne is stable.
Listing volume. Oasis concentrates a markedly lower number of listings than all other districts compared. Maarif and Oulfa are the most active markets; Quartier des Hôpitaux, Racine, Les Princesses and Bourgogne sit at comparable levels to one another, but all well above Oasis.
Property size. The median floor area of properties for sale in Oasis is markedly larger than in Oulfa, but markedly smaller than in Maarif, Quartier des Hôpitaux, Racine and Les Princesses. Oasis and Bourgogne show median floor areas of a similar order.
Listing duration
The median listing duration measures the time an advertisement remains visible online before disappearing. A short duration signals a market where properties leave the platforms quickly. A long duration generally leaves more room to negotiate, but does not indicate whether the property found a buyer: a seller may withdraw the listing, republish it elsewhere or decide not to sell.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 14 |
| April 2026 | 11 |

| July 2026 | 37 |
| August 2026 | 33 |
| September 2026 | 21 |

In Oasis, the median listing duration is 13 days at the latest reading. This figure is markedly shorter than in all other districts compared: Maarif, Oulfa, Quartier des Hôpitaux, Racine, Les Princesses and Bourgogne all show a markedly longer median duration.
| Month | Number of listings, per month |
|---|---|
| March 2026 | 40 |
| April 2026 | 56 |
| May 2026 | 64 |
| June 2026 | 77 |

The rental market in Oasis
Dar Invest also tracks rental listings in Oasis. The median asking rent stands at 134 MAD per square metre per month at the latest reading. Change over the tracked period: +12.6% since March 2026. The asking rental price has risen markedly over the window covered.
Gross rental yield. This ratio relates one year's rent to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD annually, equivalent to a 6% gross yield. The word "gross" is essential: this calculation does not account for taxation, service charges, maintenance costs or vacancy periods, all of which reduce the actual return. The available sales and rental data allow an order of magnitude for this ratio to be estimated for Oasis, but the real conditions of a buy-to-let investment depend on factors that listings do not capture.
For an MRE buyer
Several points deserve attention for a buyer residing abroad who is looking at Oasis.
A thinly supplied market. The number of listings retained for Oasis is markedly lower than in neighbouring districts. This means that the choice available at any given moment is limited, and that the medians rest on a smaller sample, which may therefore be more sensitive to a few atypical properties.
A short listing duration. Listings disappear from platforms more quickly here than elsewhere in Casablanca. For a buyer monitoring the market from abroad, this calls for greater responsiveness or regular tracking of new publications.
A high price level. Oasis ranks among the most expensive neighbourhoods in the available data, on a par with Racine and well above most other tracked districts. This positioning should be weighed against the available budget and the desired floor area: the median size of properties for sale in Oasis is smaller than in several neighbourhoods at a comparable price level.
No tax or legal advice. The rules applicable to property acquisitions by Moroccans residing abroad fall under foreign exchange regulations and Moroccan tax law. A notary or specialist adviser is the appropriate source for these matters.
What these figures do not resolve
Three limitations must be acknowledged before drawing any purchasing conclusion.
Asking prices, not transaction prices. All values cited here are prices listed by sellers. Negotiation, and the gap between what is asked and what is ultimately paid, does not appear anywhere in this data.
Neighbourhood heterogeneity. Oasis encompasses properties that differ considerably in terms of standard, floor level and condition. A specific property may deviate markedly from the medians presented here.
Limited volume. The low number of listings retained for Oasis makes the medians more sensitive to month-on-month variation. A single outlier can move the median more than it would in a more active market.
