Property prices in Mohammedia: a neighbourhood-by-neighbourhood breakdown
Three neighbourhoods in Mohammedia, three price levels and distinct dynamics: this article compares asking prices per sqm, median sizes and listing durations based on the most recent public listings.
Mohammedia has a property market substantial enough to allow reliable comparisons between neighbourhoods. Dar Invest tracks three areas: Centre Ville, Quartier du Parc and Nassim. Each has its own price level, listing volume and market dynamic.
How to read the figures in this article
Two concepts appear throughout the sections below.
Price per square metre. This is the asking price of an apartment divided by its size. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more robust than the average when atypical properties pull figures up or down. In a heterogeneous market, it better describes what a buyer actually encounters.
All prices quoted are asking prices set by sellers, never transaction prices. A listing that disappears is not necessarily a sale: the seller may have withdrawn it, republished it elsewhere or abandoned it.
Centre Ville
At the latest data point, September 2026, Centre Ville shows a median asking price of 12,181 MAD per sqm for apartments for sale. The median property is 111 sqm and is listed at 1,300,000 MAD.
The median listing duration stands at 142 days. This duration is noticeably longer than in the other two tracked neighbourhoods, indicating that properties remain visible online for longer before disappearing from platforms.

Gross rental yield
Gross rental yield relates annual rent to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. This calculation ignores charges, taxation, works and void periods: the actual net yield is always lower.
For Centre Ville and Quartier du Parc, both sale and rental data are available. The estimated gross rental yield is in the same range in both neighbourhoods: no ranking between them is possible on this criterion at the latest data point.
For Nassim, rental data is insufficient. No gross yield can be calculated.
For an MRE buyer
The three tracked neighbourhoods offer very different entry points. Quartier du Parc concentrates the largest number of listings, which makes it easier to compare properties. Centre Ville shows noticeably longer listing durations, which may allow more time to prepare a file from abroad. Nassim has the lowest price level, with noticeably smaller properties.
A buyer monitoring the market remotely benefits from tracking several indicators in parallel: price per sqm, median size and listing duration. These three data points together describe the target market segment more accurately than a total price alone.
No tax or legal matters are addressed here: those questions require specialist advice.
What these figures do not resolve
Three limitations are worth stating clearly.
Prices are asking prices, not completed transaction prices. The gap between the listed price and the signed price — negotiation — does not appear anywhere in this data. The medians describe what sellers hope to achieve.
Neighbourhoods are not homogeneous. Each area covers several streets and buildings whose prices can differ noticeably from the median. A specific property may therefore fall well outside the figures quoted here.
Rental data for Nassim is absent. The listing volume has fallen below our reliability threshold: no rent or yield figures are published for this neighbourhood.
