Property Prices in Les Princesses, Casablanca
Les Princesses shows one of the highest asking prices per sqm among the Casablanca neighbourhoods tracked by Dar Invest, on a par with Racine and well above Maarif, Bourgogne and Oulfa. Last month's data in tokens, a summary table and a comparison of listing durations.
Les Princesses is one of the residential neighbourhoods in Casablanca where Dar Invest tracks sale and rental listings. Transaction volume is lower here than in Maarif or Oulfa, but the available data are sufficient to establish reliable benchmarks for the asking price per square metre, the typical size of properties on the market and how long listings remain online.
How to read the figures in this article
Two concepts appear throughout the sections below.
Price per square metre. The listed price of an apartment is divided by its floor area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a small apartment and a large one on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half ask more, half ask less. It differs from the average, which a single overpriced property would be enough to pull upward. In a market where properties vary widely, the median better describes what a buyer actually encounters.
Last month's figures for Les Princesses
At the latest reading, October 2026, the median asking price per sqm in Les Princesses stands at 17,718 MAD. The lower half of listings sits around 14,717 MAD per sqm, the upper half around 23,855 MAD per sqm. The gap between these two bounds reflects the diversity of properties available in the neighbourhood.
The median property listed for sale has a floor area of 113 sqm and a total asking price of 1,769,500 MAD. These figures are based on 420 listings retained after filtering.

Table: apartments for sale, public listings, figures as of October 2026.
A few reference points drawn from the data:
- Les Princesses and Racine show a price per sqm of the same order; no reliable ranking between them is possible.
- Les Princesses sits well above Maarif, Bourgogne, Quartier des Hôpitaux and Oulfa.
- Maarif and Bourgogne are on a par with each other, as are Maarif and Quartier des Hôpitaux.
- Oulfa shows the lowest level among the neighbourhoods compared.
These comparisons are based on price per sqm. The total price of a property also depends on its floor area, which varies considerably from one neighbourhood to another: properties listed in Racine and Quartier des Hôpitaux are significantly larger than those in Les Princesses, while Les Princesses offers properties that are significantly larger than those in Oulfa.
Listing duration
The median listing duration measures how long a listing remains visible online before disappearing. A short duration signals a neighbourhood where properties leave the platforms quickly. A longer duration generally leaves more room to negotiate.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 25 |
| April 2026 | 10 |
| May 2026 | 11 |
| June 2026 | 11 |
| July 2026 | 11 |
| August 2026 | 14 |
| September 2026 | 10 |
| October 2026 | 62 |
In Les Princesses, the median listing duration is 62 days at the latest reading. This duration is notably shorter than in Maarif, Oulfa and Quartier des Hôpitaux. It is on a par with Racine and Bourgogne.
One clarification is worth making: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned the process without ever completing a sale. The indicator tracks market attention rather than signed transactions.
The volume of listings in Les Princesses is considerably lower than in Maarif and Oulfa. It is on a par with Quartier des Hôpitaux, Racine and Bourgogne.
| Month | Number of listings, per month |
|---|---|
| March 2026 | 69 |
| April 2026 | 116 |
| May 2026 | 127 |
| June 2026 | 149 |
| July 2026 | 175 |

Rentals and gross rental yield
Dar Invest also tracks rental listings in Les Princesses. At the latest reading, the median monthly asking rent per sqm stands at 131 MAD.
Change over the tracked period: +4.8% since March 2026.
A word on gross rental yield, a figure often cited by overseas Moroccan buyers. It relates one year's rent to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD annually, equivalent to a 6% gross yield. The word "gross" matters: this calculation ignores taxation, service charges, maintenance costs and void periods, all of which reduce the actual return. The sale and rental data for Les Princesses make it possible to estimate this order of magnitude from the neighbourhood's medians, without this ratio constituting any commitment regarding a specific property.
For an overseas Moroccan buyer
Les Princesses has several characteristics worth knowing before beginning a search.
Listing volume is more limited here than in Maarif or Oulfa. A buyer targeting this neighbourhood has a narrower choice at any given time, which may reduce negotiating room on the most sought-after properties.
The median listing duration is shorter than in several comparable neighbourhoods, suggesting relatively sustained market attention for properties offered in this area.
The asking price per sqm is among the highest of the Casablanca neighbourhoods tracked by Dar Invest. The total acquisition budget also depends on floor area: properties in Les Princesses are of intermediate size within the comparison panel.
These elements describe the market as listings present it. They do not replace a legal check on the property, an appraisal by a local professional or tax advice tailored to each buyer's situation.
What these figures do not resolve
Three caveats apply before drawing any purchase decision from this data.
Asking prices, not transaction prices. All values cited here are prices set by sellers. The gap between the asking price and the price ultimately paid — negotiation — does not appear anywhere in this data.
Internal heterogeneity. Les Princesses is not a uniform market. The range between the first quartile (14,717 MAD/sqm) and the third (23,855 MAD/sqm) illustrates the actual dispersion. A specific property may differ considerably from the median depending on its floor, condition or layout.
Limited volume. The number of listings retained for Les Princesses is lower than for Maarif or Oulfa. With a small volume, a shift of a few listings can move the median without the market having genuinely changed. Trends should be read with this caveat in mind.
