Property prices in Kénitra: a neighbourhood-by-neighbourhood overview
Four Kénitra neighbourhoods reviewed: asking prices per sqm, median sizes, listing times and listing volumes, updated every month.
Kénitra has an active property market, with several neighbourhoods accounting for the bulk of sale listings. This article brings together the available data for four of them: Centre, Mimosas, La Ville Haute and Maamora. The figures are updated every month; the values below are as of September 2026.
How to read the figures in this article
Two concepts appear throughout every section.
The price per square metre. This is the listed price of a property divided by its size. An apartment of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more robust than the average when it comes to atypical properties, which can pull the average up or down without reflecting what a buyer actually encounters.
All prices quoted are asking prices set by sellers, never transaction prices. A listing that disappears from platforms has not necessarily been sold: the seller may have withdrawn it, republished it elsewhere or simply abandoned it.
Centre
Centre is the neighbourhood best represented in the data: it accounts for significantly more sale listings than any of the three other neighbourhoods tracked.
At the latest reading, the asking price per sqm stands at 9,520 MAD, for a median property of 109 sqm listed at 1,100,000 MAD. The median listing time is 24 days.
Change over the tracked period: +6% since March 2026.

Maamora
Maamora has a listing volume in the same range as La Ville Haute, but significantly lower than Mimosas. The medians should therefore be read with greater caution: a small number of listings is enough to move them.
The asking price per sqm stands at 9,615 MAD, for a median property of 130 sqm listed at 1,280,000 MAD. The median listing time is 18 days.
Change over the tracked period: stable since April 2026.
One notable point: properties for sale in Maamora are significantly larger than those in Centre. At a comparable price per sqm, the total entry price can therefore differ considerably depending on the neighbourhood.

Listing time: what it indicates
The median listing time measures how long a listing remains visible online before disappearing. A short time suggests that properties find a buyer quickly or are withdrawn quickly; a longer time generally leaves more room to negotiate.
Among the four neighbourhoods, Centre shows a median listing time significantly longer than Maamora. The listing times for Centre and Mimosas are in the same range, as are those for Mimosas and Maamora.
This measure has its limits. A listing can disappear because the property has been sold, but also because the seller withdrew it, republished it under a different title or simply abandoned it. Listing time tracks market attention, not signed deeds.
For an overseas buyer
Several points are worth noting for a buyer based abroad.
The four neighbourhoods tracked show asking prices per sqm in the same range as one another. The difference in total budget therefore depends more on the size of the property than on the neighbourhood chosen. In Maamora in particular, properties are significantly larger than in Centre: a buyer looking for a large property will find a wider choice there, at a comparable price per sqm.
Centre accounts for significantly more listings than the other neighbourhoods. A higher volume makes comparison easier and provides more reference points for assessing an asking price.
Rental data does not exceed the reliability threshold for any of the four neighbourhoods at the latest reading. It is therefore not possible to calculate a gross rental yield from current data for Kénitra.
Finally, the administrative procedures involved in buying property in Morocco from abroad (fund transfers, notarial power of attorney, opening a convertible dirham account) are governed by rules that change over time: a local notary or legal adviser remains the most reliable source for these matters.
What these figures do not resolve
Three limitations apply before drawing a purchase decision from this data.
Prices are asking prices, not concluded prices. The gap between the listed price and the signed price — negotiation — does not appear anywhere in these figures. The medians describe what sellers hope to obtain.
Volumes are unequal. Centre provides significantly more listings than the other neighbourhoods. For Maamora and La Ville Haute, a small number of listings is enough to shift the median from one month to the next. The figures for these neighbourhoods should be read with greater caution.
Each neighbourhood is heterogeneous. A neighbourhood median conceals gaps that can be significant between streets, buildings or floors. A specific property may differ considerably from the values quoted here.
