Property Prices in Gauthier, Casablanca
Gauthier posts an asking price per sqm in line with Racine and Les Princesses, and well above Oulfa and the Quartier des Hôpitaux. Properties for sale there are significantly larger than in most of the comparison districts, and listings disappear from platforms more quickly than in any other district in the panel.
Gauthier is one of the twelve Casablanca districts tracked by Dar Invest. Its listing volume is more modest than that of Maarif, Oulfa, Racine or the Quartier des Hôpitaux, but the available data allow reliable indicators to be calculated each month. This article presents those indicators and places them in the context of neighbouring districts.
How to read the figures in this article
Two concepts appear throughout every section below.
The price per sqm. The asking price of an apartment is divided by its floor area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are asking above it, the other half below. It is more robust than the average against atypical properties that would pull the result upward or downward.
Last month's figures for Gauthier
At the latest reading, October 2026, the sale listings retained for Gauthier number 353. The median asking price per sqm stands at 17,112 MAD. The central half of listings falls between 14,754 MAD and 19,643 MAD per sqm, giving a sense of how prices are spread across the district.
A median apartment in Gauthier covers 168 sqm and is asking 2,800,000 MAD. Properties for sale there are significantly larger than in most of the comparison districts: notably larger than those in Maarif, Oulfa, Quartier des Hôpitaux and Les Princesses. Only Racine shows a median floor area of a similar order.

Gauthier in the context of neighbouring districts
The figures established for the latest month allow Gauthier to be positioned relative to the other districts in the panel.
Price level. The asking price per sqm in Gauthier is in the same range as that of Maarif, Racine and Les Princesses. It is well above that of Oulfa and the Quartier des Hôpitaux. No ranking can be established between Gauthier and each of these three similarly priced districts taken individually; it is worth noting, however, that Racine and Les Princesses are themselves well above Maarif.
Trajectories. Over the tracked window, Gauthier and Racine are moving up moderately, while Maarif, Oulfa and Les Princesses are declining, and the Quartier des Hôpitaux is retreating moderately. These diverging trajectories may shift the relative gaps from one month to the next.
Listing volume. Gauthier is one of the least well-supplied districts in the panel. Maarif, Oulfa, Quartier des Hôpitaux and Racine each concentrate significantly more sale listings. Only Les Princesses shows a volume of a similar order to Gauthier.
Listing duration. This is the indicator on which Gauthier stands out most clearly. The median listing duration there is shorter than in every other district in the comparison: Maarif, Oulfa, Quartier des Hôpitaux, Racine and Les Princesses each show a notably longer duration.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 54 |
| April 2026 | 54 |
| May 2026 | 54 |
| June 2026 | 74 |
| July 2026 | 43 |
| August 2026 | 79 |
| September 2026 | 13 |
| October 2026 | 35 |
A short duration means that listings disappear from platforms quickly. This may indicate sustained demand, but also withdrawals or re-listings under a different title. A listing that disappears is not necessarily a completed sale.
| Month | Number of listings, per month |
|---|---|
| March 2026 | 75 |
| April 2026 | 102 |
| May 2026 | 108 |
| June 2026 | 116 |
| July 2026 | 148 |
| August 2026 | 141 |
| September 2026 | 194 |
| October 2026 | 353 |
Rentals in Gauthier
Dar Invest also tracks rental listings in Gauthier. At the latest reading, the median asking rent stands at 117 MAD per sqm per month. Over the tracked window, the asking rental price has risen sharply, a trajectory that differs from the one observed on the sales side.
To illustrate the gross rental yield calculation: an apartment purchased for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD in annual rent, equivalent to a 6% gross yield. This calculation ignores taxation, service charges, works and void periods, all of which reduce the actual return. Dar Invest data allow this order of magnitude to be estimated from the sales and rental medians, without this ratio constituting any form of commitment.
For an MRE buyer
Several characteristics of Gauthier are worth keeping in mind when searching from abroad.
The low listing volume means that the choice available at any given moment is more limited than in Maarif or Oulfa. Following the market over several months, rather than deciding on a single window, reduces the risk of missing properties or overpaying during a period of scarcity.
Properties for sale in Gauthier are significantly larger than in most of the comparison districts. The total entry ticket can therefore be high even if the price per sqm is in the same range as in neighbouring districts. Checking the median floor area (168 sqm) before comparing overall budgets avoids misunderstandings.
The short listing duration suggests that properties do not stay on platforms for long. For a buyer following the market from a distance, this implies greater responsiveness and, where applicable, a local agent able to arrange viewings quickly.
This article does not constitute tax or legal advice. The conditions of acquisition for Moroccans residing abroad depend on rules that evolve and that warrant verification with a qualified professional.
What these figures do not resolve
Three limitations apply before using this data in a purchase decision.
Asking prices, not transaction prices. All values cited here are prices displayed by sellers. The gap between the asking price and the price ultimately paid — that is, the negotiation margin — does not appear anywhere in these figures.
Internal heterogeneity. Gauthier is not homogeneous. The P25–P75 ranges give a sense of the spread, but a specific property may differ significantly from the median depending on its floor, condition or aspect. The median describes the market as a whole, not any particular apartment.
Limited volume. With a number of retained listings lower than in the best-supplied neighbouring districts, each median rests on a smaller sample. A monthly variation may therefore reflect a genuine market shift or simply the composition of the listings available that month.
