Property prices in Casablanca: a neighbourhood-by-neighbourhood breakdown
Six Casablanca neighbourhoods examined in detail: median asking price per sqm, median sizes, listing durations and gross rental yields, updated each month from public listings.
Casablanca accounts for a significant share of the residential property listed for sale in Morocco. The neighbourhoods that make up the city do not form a uniform market: asking prices per sqm vary considerably from one address to another, median sizes differ, and listing durations tell different stories depending on the area. This article brings together data from the latest available month for six neighbourhoods with a sufficient volume of listings.
How to read the figures in this article
Two concepts appear throughout every section below.
Price per sqm. This is the listed price of an apartment divided by its size. A property of 100 sqm offered at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are offered above it, the other half below. It is more robust than the average when atypical properties pull figures up or down. In a market as heterogeneous as Casablanca, the median better describes what a buyer actually encounters.
All prices quoted are asking prices, never transaction prices. What sellers list and what buyers pay after negotiation are two distinct things that listings do not allow us to reconcile.
Maarif
Maarif is the neighbourhood with the highest volume of sale listings among the six areas tracked. This high volume provides a more robust median, but it also signals a market where properties remain visible for some time before finding a buyer: the median listing duration is noticeably longer here than in Racine, Oulfa and Les Princesses.

Gross rental yield
Gross rental yield relates annual rental income to the listed purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. This calculation ignores charges, taxation, maintenance and void periods: the actual net yield is always lower.
Among the six neighbourhoods tracked, Racine stands out with a gross rental yield noticeably lower than all the others. Among the remaining five neighbourhoods, Quartier des Hôpitaux shows a yield noticeably higher than Oulfa and Anfa; other comparisons between these five neighbourhoods do not allow a clear ranking. These gaps reflect the combination of the asking sale price and the asking rent in each neighbourhood: where the sale price is high without the rent following in the same proportion, the gross yield is compressed.
For an MRE buyer
A buyer living abroad who is looking in Casablanca faces a segmented market. The neighbourhoods with the highest volume of listings offer more choice and, generally, more time to compare before a property disappears from the platforms. Neighbourhoods where the listing duration is short leave less room to arrange a visit from abroad.
The difference in median size between neighbourhoods is a point not to overlook. Comparing only the price per sqm can obscure the fact that properties available in an upmarket neighbourhood are structurally larger, which makes the total entry price very different even at a comparable price per sqm.
On the question of rental yield, the available data makes it possible to position neighbourhoods relative to one another, but it does not replace a personalised analysis taking into account applicable taxation, agency fees, service charges and the actual rental profile of the target property.
What these figures do not resolve
Three limitations are worth stating clearly.
Asking prices, not signed prices. All values in this article come from public listings. The gap between the listed price and the price ultimately negotiated does not appear anywhere in this data.
A listing that disappears is not necessarily a sale. The listing duration measures how long a property is visible online. A property may be withdrawn, republished under a different title, or abandoned without ever finding a buyer. The indicator tracks market attention, not notarial deeds.
Medians conceal internal dispersion. Each neighbourhood covers several streets and buildings whose prices sometimes diverge noticeably from the median. A specific property may therefore fall well outside the values quoted here. The ranges between the first and third quartile (12,835 MAD to 17,427 MAD for Maarif, by way of illustration) give an indication of this dispersion.
