Property Prices in Belvédère, Casablanca
Belvédère shows a clear rise in asking price per sqm, both for sales and rentals. This guide presents the figures from the latest snapshot, the listing duration and the neighbourhood's position within the Casablanca market.
Belvédère is one of the neighbourhoods tracked by Dar Invest as part of its coverage of the Casablanca residential market. The volume of listings there is more limited than in the city's larger districts, which makes each monthly snapshot all the more useful for identifying trends.
How to read the figures in this article
Two concepts appear throughout every section below.
Price per square metre. This is calculated by dividing the listed price of an apartment by its floor area. A property of 80 sqm listed at 800,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is less sensitive to atypical properties than an average, and better describes what a buyer actually encounters during their search.

This movement concerns prices listed by sellers. It does not reflect the prices actually agreed at the point of transaction, which remain outside the scope of this data.
Listing duration
The median listing duration measures how long a listing remains visible online before disappearing. A short duration indicates that properties leave the platforms quickly; a longer duration generally leaves more room for negotiation.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 8 |
| April 2026 | 9 |
| May 2026 | 10 |
| June 2026 | 10 |
| July 2026 | 11 |
| August 2026 | 16 |
| September 2026 | 6 |
In the latest snapshot, the median listing duration in Belvédère is 6 days. Every district compared in this article shows a median listing duration noticeably longer than Belvédère: Maarif, Oulfa, Racine, Quartier des Hôpitaux and Les Princesses all remain online considerably longer at the median.
One clarification is necessary: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title or abandoned the sale altogether. This indicator tracks market attention, not signed deeds.
Listing volume
| Month | Number of listings, per month |
|---|---|
| March 2026 | 39 |
| April 2026 | 46 |
| May 2026 | 85 |
| June 2026 | 106 |
| July 2026 | 153 |
| August 2026 | 178 |
| September 2026 | 203 |
Belvédère has a noticeably lower listing volume than Maarif, Oulfa, Racine, Quartier des Hôpitaux and Les Princesses. This smaller volume makes the median more sensitive to the entry or exit of a few atypical properties: the figures should be read with this caveat in mind.

Gross rental yield
Gross yield relates annual rental income to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. This calculation ignores charges, taxation, works and void periods, all of which reduce the actual return.
The sales and rental data available for Belvédère make it possible to estimate a rough order of magnitude for gross yield by dividing the median rent per sqm by the median sale price per sqm. This ratio remains indicative: the actual conditions of a buy-to-let investment depend on many factors that listings do not capture, and no transaction data is available to confirm the asking prices.
For an overseas buyer
Several points deserve attention for a buyer residing abroad.
The listing volume in Belvédère is noticeably lower than in the larger Casablanca districts. The market is therefore harder to read: each property entering or leaving the stock can move the median noticeably. Monitoring the market regularly over several months gives a more reliable picture than a single snapshot.
The median listing duration in Belvédère is noticeably shorter than in the comparison districts. Properties disappear from the platforms more quickly, leaving less time to process a file from abroad. Having a representative on the ground or timing a visit carefully can make a real difference.
The prices shown are asking prices. The gap between the listed price and the price ultimately agreed — the negotiation — does not appear anywhere in this data. A notary or a local estate agent can give a rough indication of the typical margin in the neighbourhood.
Finally, the rules governing fund transfers, taxation of non-residents and registration duties are subject to change. These matters require specialist legal or tax advice, not market data.
What these figures do not resolve
Three limitations apply before any decision is made.
Prices are asked, not transacted. A listing that disappears is not a sale. The seller may have withdrawn the property, reposted it elsewhere or decided not to sell. This data describes sellers' intentions, not signed deeds.
Volume is limited. Belvédère has noticeably fewer listings than the other districts in this comparison. The median can therefore shift under the influence of a few atypical properties. The lower and upper quartile ranges give an indication of the actual spread.
The neighbourhood is not homogeneous. Listings grouped under the label "Belvédère" cover properties whose characteristics vary. A specific apartment may differ considerably from the median values cited here.
