Property prices in Ain Sebaa, Casablanca
Ain Sebaa shows a stable asking price per sqm over the tracked period and sits well below several central Casablanca neighbourhoods. An overview of the available indicators.
Ain Sebaa is one of the Casablanca neighbourhoods for which Dar Invest holds sales data. The volume of listings there remains more limited than in other parts of the city, which calls for caution when reading the figures. This article presents the indicators available at the latest data point and places them in the context of comparable Casablanca neighbourhoods.
How to read the figures in this article
Two concepts recur throughout the following sections.
Price per square metre. The asking price of an apartment is divided by its floor area. A property of 80 sqm listed at 800,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare properties of different sizes on a common basis.
The median. This is the value that splits listings into two equal halves: half the properties are listed above it, the other half below. It is less sensitive to atypical properties than an average, and better reflects what a buyer actually encounters during their search.
All prices quoted are asking prices set by sellers. They do not correspond to transaction prices actually agreed upon, which remain unknown to listing platforms.

Listing duration
The median listing duration measures how long a listing remains visible online before disappearing. A short duration indicates that properties leave platforms quickly; a longer duration generally leaves more room for negotiation.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 6 |
| April 2026 | 0 |
| May 2026 | 9 |
| June 2026 | 9 |
| July 2026 | 18 |
| August 2026 | 12 |
| September 2026 | 8 |
A methodological note: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned it without a transaction. Listing duration tracks market attention, not signed deeds.

Several observations emerge from this comparison.
On prices per sqm. The asking price per sqm in Ain Sebaa is well below that of Maarif, Racine, Quartier des Hôpitaux and Les Princesses. Ain Sebaa and Oulfa show prices of a similar order; no reliable ranking can be established between these two neighbourhoods.
On sizes. Properties listed for sale in Ain Sebaa are noticeably smaller than those in Maarif, Racine, Quartier des Hôpitaux and Les Princesses. On the other hand, properties in Ain Sebaa are noticeably larger than those in Oulfa. Comparing prices per sqm neutralises these size differences; comparing total budgets means putting properties of very different sizes in direct competition.
On listing volume. Ain Sebaa has noticeably fewer listings than each of the five other neighbourhoods in the table. This lower volume reinforces the caution needed when reading the indicators: a handful of atypical properties is enough to shift the median.
On listing durations. The median listing duration in Ain Sebaa is noticeably shorter than in Maarif, Oulfa, Racine and Quartier des Hôpitaux. Ain Sebaa and Les Princesses show durations of a similar order.

For an MRE buyer
Ain Sebaa has an asking price per sqm well below that of the most sought-after central neighbourhoods in Casablanca. The median entry price is therefore more accessible, even if the properties on offer are smaller in size than in neighbourhoods where prices are higher.
The shorter listing duration compared with several comparable neighbourhoods may indicate that available properties find buyers quickly, or simply that they are withdrawn from platforms sooner. In either case, this suggests monitoring the market closely and moving without delay when a property matches the criteria being sought.
Rental data for Ain Sebaa does not exceed our reliability threshold at the latest data point. It is therefore not possible to calculate a reliable gross rental yield for this neighbourhood from the current data.
An MRE buyer wishing to compare Ain Sebaa with other parts of Casablanca can consult the pages for Maarif, Oulfa, Racine, Quartier des Hôpitaux and Les Princesses, whose data appears in the table above.
What these figures do not resolve
Three limitations deserve to be stated clearly.
Listing volume is limited. Ain Sebaa has noticeably fewer listings than most other tracked neighbourhoods in Casablanca. The median therefore rests on a narrower sample, and an atypical property can shift it more than elsewhere.
Rental data is insufficient. The volume of rental listings in Ain Sebaa has fallen below our reliability threshold. No rental or gross yield figures are available for this neighbourhood in this article.
The neighbourhood is not homogeneous. Ain Sebaa covers several pockets where prices can differ markedly from the median. A specific property may therefore fall well outside the figures quoted here, depending on its exact location, condition and characteristics.
