Property prices in Agadir: a neighbourhood-by-neighbourhood breakdown
Two Agadir neighbourhoods currently have reliable data: Hay Mohammadi and Hay Salam. Their price levels, listing durations and listing volumes differ markedly — this article sets out the figures in detail.
Agadir attracts sustained property demand from Moroccans living abroad. This article draws on public listings collected by Dar Invest for two neighbourhoods with sufficient data volume: Hay Mohammadi and Hay Salam. The figures are updated every month; the tokens below always display the values from the latest available snapshot.
How to read the figures in this article
Two concepts appear throughout.
Price per square metre. This is the listing price of a flat divided by its floor area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large flat on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are listed above it, the other half below. It is more robust than the average when atypical properties pull figures up or down. On a heterogeneous market, it better describes what a buyer actually encounters.
Hay Mohammadi: the best-documented neighbourhood
At the latest snapshot, September 2026, Hay Mohammadi is the neighbourhood that accounts for significantly more sale listings than Hay Salam in our database. This volume allows for more stable calculations from one month to the next.
The median asking price per sqm stands at 12,500 MAD. A median flat in the neighbourhood has a floor area of 74 sqm and is listed at 870,000 MAD.
To illustrate the logic of the calculation: a hypothetical property of 80 sqm valued at the neighbourhood median would represent a budget obtained by multiplying 12,500 MAD by 80. No specific property matches this exactly, but the order of magnitude provides a useful reference before browsing listings.

Rentals in Hay Mohammadi
Rental data also make it possible to calculate a median rent for Hay Mohammadi. The median asking rent stands at 65 MAD per sqm per month.
A word on gross rental yield, a figure often cited in discussions among Moroccans living abroad. This ratio compares annual rental income to the purchase price. A flat bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to 6% gross. The word "gross" is essential: this calculation ignores taxation, service charges, maintenance costs and void periods, all of which reduce the actual return. The rental data for Hay Mohammadi allow an approximation of this order of magnitude, but the real conditions of a buy-to-let investment depend on many factors that listings do not capture.
Change in asking rent over the tracked period: −3% since March 2026. The median rent per sqm has declined moderately over the tracked window.
Hay Salam: a different profile
Hay Salam has a significantly lower volume of sale listings than Hay Mohammadi, which makes calculations more sensitive to one-off variations. The figures are still published because the reliability threshold has been reached, but they deserve to be read with greater caution.
The median asking price per sqm stands at 10,801 MAD. A median flat has a floor area of 68 sqm and is listed at 775,000 MAD.

Table: flats for sale and for rent, public listings, figures as at September 2026.
Three contrasts stand out from the current data.
Price level. The asking price per sqm in Hay Mohammadi is significantly higher than in Hay Salam. For a buyer comparing the two neighbourhoods, this gap translates directly into the budget required for an equivalent floor area.
Listing volume. Hay Mohammadi accounts for significantly more sale listings than Hay Salam. A higher volume generally offers more choice and allows finer comparisons between properties.
Listing duration. The median duration is significantly longer in Hay Salam than in Hay Mohammadi. A longer duration signals that properties remain visible online for longer, which generally gives more room to negotiate. One caveat applies: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned it without ever completing a sale. The indicator tracks market attention, not signed deeds.
Floor areas. The median floor areas of the two neighbourhoods are of a similar order. No ranking between them is possible on this criterion.
For a buyer living abroad
Several practical points are worth keeping in mind when searching from overseas.
The prices in this article are asking prices set by sellers, never transaction prices. The gap between what a seller hopes to achieve and what a buyer actually pays — the negotiation — does not appear anywhere in these figures. Listing duration gives an indirect indication of market tension, but is no substitute for on-the-ground knowledge.
The data cover two neighbourhoods. Other parts of Agadir exist but do not yet have sufficient listing volume in our database to produce reliable indicators. Their absence from this article says nothing about their appeal.
Finally, financing conditions, the tax rules applicable to non-residents and notarial procedures are matters for qualified professionals. This article does not constitute tax or legal advice.
What these figures do not resolve
Three limitations should be kept in mind before drawing a purchase decision from this data.
Rental data for Hay Salam are insufficient. The monthly volume of rental listings has fallen below our reliability threshold: no rent figures or gross yield estimates can be calculated for this neighbourhood.
Each neighbourhood is heterogeneous. Hay Mohammadi and Hay Salam each cover several pockets where prices can differ markedly from the median. A specific property may therefore fall well outside the values cited here.
The medians are based on public listings. They do not capture private off-market transactions, off-plan sales or properties that were never listed online. The real market is broader than what platforms display.
