Buying in Nassim, Mohammedia: what the data shows
Nassim has the most accessible asking price per sqm of the three Mohammedia neighbourhoods tracked by Dar Invest. A look at the figures available for a buyer considering a position there.
Nassim is one of three Mohammedia neighbourhoods for which Dar Invest holds reliable sales data. The other two are Centre Ville and Quartier du Parc. This article presents the indicators from the latest recorded month and places them in their local context, drawing solely on public listings collected from the platforms we monitor.
How to read the figures in this article
Two concepts recur throughout the sections below.
Price per square metre. This is the listed price of an apartment divided by its floor area. A property of 100 sqm offered at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half ask more, half ask less. It is more robust than the average against atypical properties that pull figures up or down. On a heterogeneous market, it better describes what a buyer actually encounters.
Nassim in figures at the latest reading
At the latest recorded month, September 2026, the listings retained for Nassim give the following indicators.
| Indicator | Nassim |
|---|---|
| Asking price per sqm | 8,434 MAD |
| Lower quartile (25% of listings below) | 7,161 MAD |
| Upper quartile (25% of listings above) | 9,911 MAD |
| Median asking price | 520,000 MAD |
| Median floor area | 62 sqm |
| Median listing duration | 61 days |
| Listings retained | 43 |
| Change over the tracked period | +2.4% since March 2026 |

The gap between the lower and upper quartile indicates the spread of prices within the neighbourhood. A buyer may therefore encounter properties noticeably below or above the median depending on the type of property and its condition.

Nassim compared with the other Mohammedia neighbourhoods
The available data allow Nassim to be positioned relative to Centre Ville and Quartier du Parc.
On price per sqm. Both Centre Ville and Quartier du Parc show a markedly higher asking price per sqm than Nassim. Quartier du Parc itself sits well above Centre Ville. Nassim therefore represents the most accessible entry point of the three neighbourhoods tracked.
On property size. Properties for sale in Nassim are noticeably smaller than those in Centre Ville and Quartier du Parc, whose median floor areas are broadly similar to each other. A buyer comparing total prices should keep this size difference in mind: the properties being compared are not like for like.
On listing volume. Quartier du Parc concentrates noticeably more sale listings than Nassim. Centre Ville and Nassim show volumes of a similar order, with no clear ranking possible between them.
| Indicator | Nassim | Centre Ville | Quartier du Parc |
|---|---|---|---|
| Asking price per sqm | 8,434 MAD | 12,181 MAD | 14,957 MAD |
| Median asking price | 520,000 MAD | 1,300,000 MAD | 1,450,000 MAD |

Listing duration
Median listing duration measures how long a listing remains visible online before disappearing. A short duration signals properties that leave the platforms quickly. A longer duration generally leaves more room to negotiate.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 55 |
| April 2026 | 55 |
| May 2026 | 55 |
| June 2026 | 83 |
| July 2026 | 84 |
| August 2026 | 66 |
| September 2026 | 61 |
Nassim and Quartier du Parc show durations of a similar order, with no clear ranking possible between them. Centre Ville stands out with a median listing duration noticeably longer than the other two neighbourhoods.
One caveat is worth noting: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or simply abandoned it. This indicator tracks market attention, not signed deeds at the notary.
| Month | Number of listings, per month |
|---|---|
| March 2026 | 35 |
| April 2026 | 50 |
| May 2026 | 50 |
| June 2026 | 38 |
| July 2026 | 34 |
| August 2026 | 41 |
| September 2026 | 43 |
Gross rental yield
Gross rental yield relates annual rental income to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, a gross yield of 6%. This calculation ignores taxation, service charges, works and void periods, all of which reduce the actual return.
For Nassim, rental data do not exceed the reliability threshold set by Dar Invest. No median rent or gross yield figure is therefore available for this neighbourhood.
For Centre Ville, the median asking rent per sqm stands at 66 MAD per month. Change over the tracked period: +22.2% since March 2026. For Quartier du Parc, it stands at 78 MAD per month, a level noticeably higher than Centre Ville. Change over the tracked period: −4.9% since March 2026. Set against their respective sale prices, these rents produce a gross yield of a similar order for both neighbourhoods, with no clear ranking possible between them.
For an MRE buyer
Several points deserve attention for a buyer residing abroad.
The asking price is the one displayed by the seller, not the one recorded in the deed. Negotiation does not appear anywhere in this data. A short listing duration does not guarantee the absence of negotiating room, and a long one does not guarantee it either.
Dar Invest data cover public listings. They do not include private off-market transactions or properties sold without passing through the platforms we monitor. The actual market is broader than what the figures capture.
Finally, financing conditions, acquisition costs and reporting obligations for non-residents are matters for professionals in Moroccan law and taxation. This article does not constitute advice in those areas.
What these figures do not resolve
Three limitations should be kept in mind before drawing a purchase decision from this data.
The absence of rental data for Nassim. The volume of rental listings has fallen below the reliability threshold we apply. No median rent or gross yield can be calculated for this neighbourhood from the current data.
Internal dispersion. A neighbourhood median can mask sometimes significant differences between streets, floors or property conditions. A specific apartment may differ noticeably from the values presented here.
Different floor areas across neighbourhoods. Comparing prices per sqm neutralises size differences, but a buyer looking for a given floor area will not find the same type of property in every neighbourhood. Total entry prices reflect both the price per sqm and the median floor area of the neighbourhood.
