Buying in Hassan, Rabat: asking prices, listing duration and comparison with other neighbourhoods
Hassan Centre Ville shows a marked increase in median asking price per sqm over the tracked period, an entry price below Hay Riad and Souissi, and more compact properties than in the other monitored neighbourhoods of Rabat.
Hassan Centre Ville is one of four Rabat neighbourhoods for which Dar Invest holds reliable sales data. The other three are Hay Riad, Agdal and Souissi. This article presents the figures from the latest available snapshot, explains how to read them, and places them in the context of neighbouring areas.
How to read the figures in this article
Two concepts appear throughout.
Price per square metre. This is the apartment price divided by its area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half the properties are asking for more, the other half for less. It differs from the average, which a single outlier property would be enough to pull upward. On a heterogeneous market, the median better describes what a buyer actually encounters.
All prices quoted are asking prices set by sellers, never transaction prices. What buyers actually pay, after negotiation, does not appear in these figures.
Hassan Centre Ville in numbers
At the latest snapshot, September 2026, the median asking price per sqm in Hassan Centre Ville stands at 20,661 MAD. The lower half of listings sits around 17,778 MAD per sqm, the upper half around 22,540 MAD per sqm. The median property is listed at 2,300,000 MAD for an area of 113 sqm.
To illustrate how to read the price per sqm: a hypothetical 80 sqm apartment valued at the neighbourhood median represents a budget obtained by multiplying 20,661 MAD by 80. No specific property matches this exactly, but this order of magnitude gives a sense of the entry price.
| Month | Median price, in MAD/m² |

Comparison with other Rabat neighbourhoods
The available data covers three other neighbourhoods for sales: Hay Riad, Agdal and Souissi.
Price level. Hay Riad and Souissi show a notably higher asking price per sqm than Hassan Centre Ville. Agdal is in the same order of magnitude as Hassan Centre Ville; no reliable ranking between these two neighbourhoods is possible on this criterion.
Property size. Properties for sale in Hassan Centre Ville are notably more compact than in the three other monitored neighbourhoods. Hay Riad, Agdal and Souissi all have median areas well above that of Hassan Centre Ville. This means that comparing total prices across neighbourhoods often amounts to comparing properties of very different sizes; the price per sqm is the most relevant unit for a direct comparison.
Listing volume. Hay Riad and Agdal concentrate notably more sales listings than Hassan Centre Ville. The volume of listings in Souissi is in the same range as Hassan Centre Ville.
Trends. The asking price per sqm has risen markedly in Hassan Centre Ville and Hay Riad over the tracked period. Souissi shows a moderate increase. Agdal remains stable.

Listing duration
The median listing duration measures how long a listing remains visible online before disappearing. A short duration indicates that properties leave the platforms quickly. A longer duration generally leaves more room to negotiate.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 25 |
| April 2026 | 30 |
| May 2026 | 38 |
| June 2026 | 40 |
| August 2026 | 45 |
| September 2026 | 48 |
At the latest snapshot, Hassan Centre Ville shows 48 days. Agdal has a notably longer median duration than Hassan Centre Ville. Hassan Centre Ville itself shows a notably longer duration than Souissi. Hay Riad is in the same range as Hassan Centre Ville on this criterion.
One caveat applies: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned it without a transaction. This indicator tracks market attention, not signed deeds.
| Month | Number of listings, per month |
|---|---|
| March 2026 | 38 |
| April 2026 | 43 |
| May 2026 | 32 |
| June 2026 | 33 |
| August 2026 | 39 |
| September 2026 | 43 |
The rental market and potential gross yield
Dar Invest also tracks rental listings in Hassan Centre Ville. At the latest snapshot, the median asking rent stands at 120 MAD per sqm per month. The asking rental price has also risen markedly over the tracked period.
To understand the concept of gross rental yield: an apartment purchased for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD in annual rent, equivalent to a 6% gross yield. The word "gross" matters: this calculation does not account for charges, maintenance, vacancy periods or taxation, all of which reduce the actual return. Dar Invest data makes it possible to calculate a ratio between the median asking rent and the median asking sale price; this ratio gives an order of magnitude, not a guaranteed yield.
For an overseas Moroccan buyer
Several points deserve attention for a buyer residing abroad.
The total budget is not limited to the listed price. Notary fees, registration duties and any agency fees are added on top of the asking price. These items are governed by Moroccan regulations; a notary or specialist lawyer can clarify the amounts depending on the situation.
The median area in Hassan Centre Ville is notably smaller than in the other monitored neighbourhoods. A buyer looking for a large apartment will find a wider choice in Hay Riad, Agdal or Souissi, but at a notably higher price per sqm in Hay Riad and Souissi; Agdal is in the same order of magnitude as Hassan Centre Ville on this criterion.
The volume of listings in Hassan Centre Ville is more limited than in the best-supplied neighbourhoods. This may extend the search period, but may also reduce competition among buyers for any given property.
Finally, Dar Invest data covers public listings. Some transactions are concluded off-platform, notably through family networks or local agencies, and do not appear in these figures.
What these figures do not resolve
Three limitations apply before drawing a purchase decision from this data.
Asking prices, not prices paid. The gap between the listed price and the signed price depends on negotiation, the seller's profile and financing conditions. This gap appears nowhere in the listings.
Internal heterogeneity. Hassan Centre Ville covers several streets and buildings whose prices sometimes diverge significantly from the median. A specific property may therefore fall well outside the values quoted here, depending on its floor, condition or aspect.
Reliability threshold. Each data cell is only retained if the monthly volume of listings exceeds our reliability threshold. Below this threshold, no figure is published. The number of listings retained in Hassan Centre Ville (43) is worth keeping in mind: the lower this volume, the more sensitive the median is to a few atypical properties.
