Buying an apartment in downtown Tanger: a guide for MREs
Two neighbourhoods in Tanger have reliable data for MRE buyers: Centre Ville and Malabata. Their price and liquidity profiles differ notably, while their gross rental yields are in the same range.
For a Moroccan living abroad who is considering buying in Tanger, two neighbourhoods currently have enough reliable data to be analysed: Centre Ville and Malabata. This article presents their key indicators — asking prices, listing durations, gross rental yield — drawn from public listings collected by Dar Invest. The figures are updated every month; the tokens below automatically display the values from the latest snapshot.
How to read the figures in this article
Two concepts appear throughout every section that follows.
Price per square metre. This is the listed price of an apartment divided by its area. A property of 100 sqm listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half the properties are listed above it, the other half below. It is more robust than the average when atypical properties are present — a single overpriced villa is enough to pull the average upward without describing what a buyer actually encounters.
Asking prices at the latest snapshot
At the latest month on record, September 2026, the median asking price per sqm for an apartment in Centre Ville, Tanger, stands at 15,000 MAD. In Malabata, the median is 21,288 MAD, a markedly higher level.
To illustrate the practical effect: a hypothetical 80 sqm apartment valued at each neighbourhood's median represents a meaningfully different budget depending on the area chosen. These orders of magnitude are obtained by applying the neighbourhood median to a given area; no specific property matches them exactly.
The median floor area of properties for sale is in the same range in both neighbourhoods — no ranking between them is possible on this point. A median apartment in Centre Ville has 108 sqm and is listed at 1,800,000 MAD. In Malabata, the median area is 110 sqm, with a median asking price of 2,400,000 MAD.

Price trends
The charts below cover the same time window for each of the two neighbourhoods.

| April 2026 | 15,470 |
| May 2026 | 15,663 |

| July 2026 | 24,138 |
| August 2026 | 17,000 |
| September 2026 | 21,288 |
Change over the tracked period: −4.5% since March 2026 for Centre Ville. In Malabata: +35.5% since March 2026. The asking price in Centre Ville followed a moderate decline over the tracked window, while that of Malabata rose clearly. The asking level in Malabata remains markedly higher than in Centre Ville.
A methodological note: these medians are based on listings, and therefore on asking prices. They reflect what sellers hope to obtain, not what buyers actually pay. The gap between the two — negotiation — does not appear anywhere in these figures.
Listing volume and listing duration
Centre Ville concentrates markedly more sale listings than Malabata at the latest snapshot: 137 versus 82. A higher volume means more choice, but also potentially more competition among sellers.
The median listing duration measures how long a listing remains visible online. A short duration signals a sector where properties disappear from platforms quickly. A longer duration generally gives more room to negotiate.

At the latest snapshot, Centre Ville shows 0 days, compared with 0 days in Malabata.
One clarification is necessary: a listing that disappears has not necessarily found a buyer. The seller may have withdrawn it, reposted it under a different title, or abandoned it without ever meeting a buyer. The indicator tracks market attention rather than signed transactions.
Gross rental yield
A word on this concept, which is often misunderstood. Gross yield relates one year's rental income to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, equivalent to a 6% gross yield. The word "gross" matters: this calculation ignores taxation, service charges, maintenance costs and vacant months, all of which reduce the final result.
In Centre Ville, the median asking rent stands at 82 MAD per sqm per month. Change over the tracked period: −7.9% since March 2026. In Malabata, the median asking rent is 111 MAD per sqm per month — a markedly higher level than in Centre Ville. Change over the tracked period: −5.1% since March 2026.
When set against the median sale price in each neighbourhood, the rent-to-price ratio gives an order of magnitude for potential gross yield. Current data indicate that this gross yield is in the same range in both neighbourhoods — no ranking between them is possible on this point. These orders of magnitude are not a commitment: the actual conditions of a rental investment depend on many factors that listings do not capture.
For an MRE buyer
Several elements are worth weighing against each other before any decision.
Entry budget. The asking price per sqm is markedly higher in Malabata than in Centre Ville. For an equivalent area, the entry ticket will therefore be meaningfully higher in Malabata.
Apparent liquidity. Centre Ville has a markedly higher volume of listings than Malabata. A more active market offers more reference points for negotiation, but also more competition among similar properties.
Gross rental yield. Current data do not allow a distinction between the two neighbourhoods on this criterion: gross yield is in the same range in both areas.
Price trend. The asking price in Centre Ville followed a moderate decline over the tracked window, while that of Malabata rose clearly. These trends may reverse; they describe the window covered by the data, not a projection.
This article does not constitute tax or legal advice. The acquisition process for MREs involves specific steps — fund repatriation, choice of notary, taxation in the country of residence — that fall within the remit of qualified professionals.
What these figures do not resolve
Three caveats are necessary before drawing any purchase decision from them.
Prices are asking prices, never transaction prices. The gap between the listed price and the signed price — negotiation — does not appear anywhere in these data.
Neighbourhoods are not homogeneous. "Centre Ville" in Tanger covers several pockets whose prices can differ markedly from the median. A specific property may therefore fall well outside the values cited here. The same applies to Malabata.
Finally, rental data are based on a volume of listings that may fall below our reliability threshold in some months. If a rental cell disappears from one snapshot to the next, the corresponding gross yield can no longer be calculated reliably.
