Buying in Anfa, Casablanca: what asking prices reveal
Anfa posts a high asking price per sqm, well above some comparable districts, properties that are significantly larger than in most comparable districts, and a tight listing volume. This guide breaks down the figures from the latest snapshot for buyers following this market from abroad.
Anfa is frequently cited as one of the most sought-after residential districts in Casablanca. Listing data makes it possible to put numbers on that reputation and compare it with neighbouring districts. This article draws on public listings collected by Dar Invest to give MRE buyers a fact-based reading of the market.
How to read the figures in this article
Two concepts appear throughout every section below.
Price per square metre. The listed price of an apartment is divided by its floor area. A 100 sqm property listed at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit allows a small apartment and a large one to be compared on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half the properties are listed above it, the other half below. It is more robust than the average when atypical properties are present — a single overpriced villa is enough to push an average up without moving the median.
All figures cited here are asking prices, meaning what sellers display. The gap between that price and the price ultimately paid — the negotiation — does not appear anywhere in this data.
Anfa in figures at the latest snapshot

| Indicator | Anfa |
|---|---|
| Median asking price per sqm | 17,500 MAD |
| Lower range (1st quartile) | 14,941 MAD |
| Upper range (3rd quartile) | 20,696 MAD |
| Median asking price per property | 2,750,000 MAD |
| Median floor area | 162 sqm |
| Median listing duration | 41 days |
| Listings retained | 94 |

The range between the first and third quartile gives an indication of price dispersion: a quarter of listings fall below 14,941 MAD per sqm, a quarter above 20,696 MAD per sqm. Anfa is not a homogeneous market — older properties, villas and recent apartments do not trade in the same bracket.
Asking price trend
Over the tracked window, the asking price per sqm in Anfa has seen a moderate decline. The chart below traces this trend.
| Month | Median price, in MAD/m² |
|---|---|
| April 2026 | 18,235 |
| May 2026 | 18,118 |
| June 2026 | 18,579 |
| July 2026 | 19,038 |
| August 2026 | 17,500 |
| September 2026 | 17,500 |
Trend: −4% since April 2026.
A moderate decline in asking prices does not mean that transactions are being concluded on more favourable terms for buyers: sellers may adjust their expectations without the prices actually paid moving in the same proportion.
Listing volume and listing duration
Anfa is a district with low listing turnover. Several Casablanca districts have a significantly higher listing volume — this is the case for Maarif, Racine, Quartier des Hôpitaux and Gauthier. Californie shows a volume in the same range as Anfa.
A tight volume has two practical consequences for a buyer following the market from abroad: opportunities arise less frequently, and each listing represents a larger share of the visible supply at any given moment.
| Month | Number of listings, per month |
|---|---|
| April 2026 | 115 |
| May 2026 | 114 |
| June 2026 | 115 |
| July 2026 | 80 |
| August 2026 | 145 |
| September 2026 | 94 |
Median listing duration measures how long a listing remains visible online before disappearing. In Anfa, this duration is in the same range as in Maarif, Racine, Quartier des Hôpitaux and Californie. Gauthier shows a significantly longer duration than Anfa.
A word of caution: a listing that disappears is not necessarily a completed sale. The seller may have withdrawn it, reposted it under a different title, or abandoned it altogether. Listing duration measures market attention, not signed deeds.
| Month | Median time on market, in days |
|---|---|
| April 2026 | 87 |
| May 2026 | 80 |
| June 2026 | 77 |
| July 2026 | 114 |
| August 2026 | 14 |
| September 2026 | 41 |
Anfa compared with other Casablanca districts
The facts established from the latest month's data allow Anfa to be positioned within the Casablanca landscape.
On price per sqm:
- Anfa is significantly more expensive than Maarif and Quartier des Hôpitaux.
- Anfa is in the same range as Racine, Californie and Gauthier — no ranking between these districts is possible.
On median floor area:
- Properties for sale in Anfa are significantly larger than those in Maarif, Quartier des Hôpitaux and Californie.
- Anfa's median floor area is in the same range as that of Racine and Gauthier.
This means that the median entry ticket in Anfa — the total property price — is driven both by a high price per sqm and by larger floor areas. A buyer who compares only the price per sqm will underestimate the real budget gap relative to districts such as Maarif.
| District | Price per sqm vs Anfa | Median floor area vs Anfa | Listing volume vs Anfa |
|---|---|---|---|
| Maarif | significantly lower | significantly smaller | significantly higher |
| Racine | in the same range | in the same range | significantly higher |
| Quartier des Hôpitaux | significantly lower | significantly smaller | significantly higher |
| Californie | in the same range | significantly smaller | in the same range |
| Gauthier | in the same range | in the same range | significantly higher |

The rental market in Anfa
Dar Invest also tracks rental listings in Anfa. The median asking rent per sqm stands at 113 MAD per month at the latest snapshot. Over the tracked window, this rent is stable.
For a buyer considering letting the property, the gross yield is calculated by dividing annual rent by the purchase price. This calculation ignores charges, taxation, works and void periods, all of which reduce the net result. It is useful for comparing orders of magnitude, not for projecting actual income.
The effective gross yield in Anfa depends on the negotiated purchase price and the rent achieved — two variables that listing medians do not determine.
For an MRE buyer
Several characteristics of Anfa are worth keeping in mind when following this market from abroad.
A market with low listing liquidity. The low listing volume means the market must be monitored regularly to avoid missing available properties. Automatic alerts are useful in this context.
Large-format properties. The median floor area in Anfa is significantly higher than in several neighbouring districts. A buyer looking for a compact property will find fewer options here than in Maarif or Quartier des Hôpitaux.
A high price per sqm. Anfa sits in the upper bracket of the districts tracked by Dar Invest in Casablanca, at the same level as Racine, Californie and Gauthier, and significantly above Maarif and Quartier des Hôpitaux.
Negotiation remains possible. Listed prices are asking prices. In a market where the price per sqm is in moderate decline, sellers may be open to adjustments. Nothing in the data makes it possible to quantify that gap.
The legal and tax aspects of purchasing property in Morocco as an MRE — registration duties, fund transfers, currency status — are matters for qualified professionals and are not covered here.
What these figures do not settle
Three limitations apply before drawing any purchasing conclusions.
Asking prices are not transaction prices. The gap between the listed price and the price signed before a notary can be significant, and it varies depending on the property, the seller and the timing. This data does not allow it to be estimated.
Anfa is not homogeneous. The district covers very different pockets — older buildings, recent developments, villas — whose prices sometimes diverge considerably from the median. A specific property may therefore fall well outside the figures cited here.
Listing volume is limited. In a thinly supplied market, a handful of atypical listings is enough to shift the median from one month to the next. Trends should be read over several months rather than from a single snapshot.
