Buying in Agdal Marrakech: what asking prices reveal
Agdal posts one of the highest asking prices per sqm in Marrakech, properties noticeably larger than in several neighbouring areas, and a rental market where asking rents are declining moderately. Here are the figures from the latest snapshot.
Agdal is one of the residential neighbourhoods in Marrakech for which Dar Invest holds sales and rental data. This article presents the indicators from the latest snapshot and places them in the context of the other city neighbourhoods tracked by the platform.
How to read the figures in this article
Two concepts appear throughout every section below.
Price per square metre. The listed price of an apartment is divided by its floor area. A property of 100 sqm offered at 1,000,000 MAD works out to 10,000 MAD per sqm. This unit makes it possible to compare a studio and a large apartment on the same basis, which would be impossible by looking at total prices alone.
The median. This is the value that splits listings into two equal halves: half of the properties are offered above it, the other half below. A single overpriced villa is enough to pull an average upward without shifting the median. In a market as varied as Marrakech, the median better describes what a buyer actually encounters.

Listing duration
The median listing duration measures how many days a listing remains visible online before disappearing. A short duration indicates that properties leave the platforms quickly. A longer duration generally leaves more room to negotiate, although a listing that disappears has not necessarily found a buyer: the seller may have withdrawn it, reposted it under a different title, or abandoned it without a transaction.
| Month | Median time on market, in days |
|---|---|
| March 2026 | 12 |
| April 2026 | 12 |
| May 2026 | 13 |
| June 2026 | 13 |
| August 2026 | 35 |
| September 2026 | 16 |
In Agdal, the median listing duration is 16 days at the latest snapshot. This duration is noticeably shorter than in Route de Casablanca and Semlalia. It is noticeably longer than in Hivernage and M'Hamid. Agdal and Guéliz show durations of a similar order.
The rental market in Agdal
Dar Invest also tracks rental listings in Agdal. At the latest snapshot, the median asking rent stands at 140 MAD per sqm per month.

|---|---|
| March 2026 | 145 |
| April 2026 | 144 |
| May 2026 | 141 |
| June 2026 | 137 |
| July 2026 | 143 |

Gross rental yield. This ratio relates annual rent to the purchase price. An apartment bought for 1,000,000 MAD and rented at 5,000 MAD per month generates 60,000 MAD over the year, a gross yield of 6%. The word "gross" matters: this calculation ignores taxation, service charges, maintenance costs and void periods, all of which reduce the actual return. The sales and rental data for Agdal make it possible to estimate this order of magnitude from the latest snapshot medians, without that figure constituting any form of commitment.
For an MRE buyer
Several characteristics of the Agdal market are worth keeping in mind when searching from abroad.
The median entry price is high relative to most other Marrakech neighbourhoods tracked by Dar Invest. Properties are noticeably larger than in Guéliz or Route de Casablanca, which partly explains this gap in total budget.
The volume of listings in Agdal is more limited than in the city's most active neighbourhoods. This means a search may take longer and opportunities arise less frequently. The median listing duration provides a reference point for how quickly properties leave the platforms, but it does not prejudge the actual negotiation timeline or the time to signing.
Asking prices are prices set by sellers. The gap between what a seller asks and what a buyer pays — the negotiation — does not appear anywhere in this data. Local support remains useful for assessing the real margin on a specific property.
Finally, the Agdal rental market shows an asking rent that has been declining moderately over the tracked period. A buyer considering letting a property should factor this into their projections, without extrapolating this trend beyond the window covered by the data.
What these figures do not resolve
Three limitations apply before drawing a purchase decision from this article.
Asking prices, not transaction prices. All values cited here are prices listed by sellers on public platforms. They do not reflect the prices actually paid at the notarial deed stage.
A neighbourhood is not homogeneous. The Agdal median covers properties that differ considerably in terms of standard, floor level, condition and layout. A specific property may deviate significantly from the median values cited.
Listing volume varies. In some months, the number of listings retained may fall below our reliability threshold. In that case, indicators are not published for that snapshot. The number of listings retained (69) appears in the table so that the robustness of the current month's figures can be assessed.
